How long is the construction build process ?

5.5 months, typically less if the weather is ideal. 

For a build, we use fixed-price contracts (not cost-plus). There are a handful of items that, if costs come in higher than the allotted amount, the homeowner would be responsible for. (ie. building pad and or septic).

Yes, 2 different types: 1) a 1-year workmanship provided by the builder and 2) a third-party 2-10 structural warranty purchased by the builder on behalf of the homeowner.
Please set an appointment (817-454-7167) to speak over the phone or meet in person either at one of our properties or our model home. From there we will discuss which are the best of the options to explore together (ie ready homes, building on one of our lots, or using one of our floor plans on your lot).

Yes, minor simple changes that are agreeable to the builder easily manageable can be made.
Yes, Amber Homes does not provide lending. Buyers/Homeowners will need to select their own lender/financing.
Yes, we work with many lenders recommended by our builder on both the permanent and construction interim sectors. Request lender referrals that can offer great incentives and ease of transaction.
Yes, Amber Homes meets the FHA and VA requirements.
Selections are made AFTER the contract but before the construction process breaks ground.
Color of Shingles, Brick, Stone, Ext and Interior Paints, Flooring, Countertops, Hardware finishes, Tile work kitchen backsplash, Light fixtures and more, window colors, kitchen sinks, cabinet design and color, and more!
The builder provides a multitude of selections to choose from for personalization options. You don’t have to visit multiple stores and can select all in one place. The selection process normally requires 1-3 meetings.
Yes, Your Project Lead will touch base with you along the way at pivotal construction stages.
Homeowners/ Buyers will participate in the Builder’s final step of the punch-out process and sign off before closing.
All Buyers / Homeowners meet with the Builder just before final completion to go over the mechanical operations of the home and the necessary information to maintain the home.
